Ekurhuleni rates are rising – here’s how to check if your property’s valuation is true market value

The City of Ekurhuleni has completed a revaluation of properties for the 2025 to 2029 period with property rates set to increase from 1st July 2025.

Property owners have until 25th June 2025 to review their updated valuations and to lodge objections with the municipality if they believe their property’s valuation is incorrect.

While municipal valuations aim to ensure fairness in how rates and taxes are applied, they are not always an accurate reflection of a property’s true market value. As a result, some property owners may find themselves paying significantly more than they should over the next few years – unless they act in time.

Lightstone’s Property Value Buyer Report provides information that will support property owners in making informed objections and it is accepted as supporting documentation when submitting an objection. The report provides an objective estimate of a property’s market value and can be purchased on Lightstone’s easy-to-use online portal EzRates.
