Balwin Properties’ corporate head office, 105 Corlett Drive in Johannesburg, has achieved an ‘As Built’ 6-Star Green Star rating – the highest rating of its kind for any office asset in SA.
Developed by the Green Building Council of South Africa (GBCSA), the rating measures actual performance and attributes of a building against the original design objectives which differs from the traditional Green Star rating which measures design objectives only. It works on a points-based system where points are awarded under several categories.
A certain number of points need to be achieved for the rating. In the case of a 6-Star Green Star rating, which is the highest, a minimum of 75 points are required. 105 Corlett Drive achieved 82 points – the highest score received for an ‘As Built’ office rating.
The building, which was acquired by Balwin in 2022, underwent an extensive refurbishment, increasing its GLA to approximately 7 609m2 and retrofitting of green features.
The latest rating marks the fifth sustainability rating since the asset’s refurbishment and retrofitting, which includes a 6-Star Green Star rating for design, Net Zero Carbon Level 1 modelled and Level 1 measured ratings, a Design rating, Construction rating, and a Net Zero Waste Level 1 rating.
