The John Ross Eco Junction in Richards Bay is a mixed-use commercial, light industrial security complex taking up prime position along the north of the John Ross Highway (R34) and running adjacent to the east of the N2-highway. Overall, the highway frontage spans about 600m.
The development is strategically located in between Empangeni and Richards Bay, benefitting from proximity to the Richards Bay Port – one of the largest and busiest ports in South Africa. This enhances the park’s appeal for businesses involved in import, export, and logistics activities. The development’s zoning ‘Core Mixed Use 1’ supports various industries, from showrooms and educational institutions to light industrial facilities.
“I think this is the way commercial developments are going to be conceived in the future,” says Aucor Property Business Development Executive, William Amerseder. “Landlords and tenants alike want security for their staff, businesses, and properties. And get to operate as a lock up and go, secure and safe.”
The development is planned with a strong emphasis on environmental sustainability that includes eco-friendly building practices, energy-efficient infrastructure, and initiatives to minimise carbon footprints. It aims to boost the local economy by creating jobs and attracting investments. Part of the park’s development plan includes the conservation of local biodiversity. Efforts are being made to preserve natural habitats and integrate green spaces into the development. Amerseder goes on to say that “These elements make the Eco Junction Development Park a significant and forward-thinking project in the region.”
Advantageously situated between the towns of Richards Bay to the east and Empangeni to the west, all twenty-four stands are understood to be fully serviced. These development parcels range in size between 4 000m2 and 13 000m2. Two of the stands (being Portion 25 and Portion 35) are developed and occupied by national tenants in terms of ongoing lease agreements, with a current projected gross annual income for both combined of ±R7 million for rentals only. The Motus lease expires on the 31st of May 2028 and has two five-year extension options.
When it comes to security, the entire park is enclosed by Clear-Vu and electric fencing. There is only one entrance and exit point with a 24-hour staffed security guard house. It is fully serviced with tar roads and power points for all stands.
“If one were to compare this development with one already in operation, you could look at the very successful Northland Industrial Park and Northlands Deco Park developed by Orpen Group and situated in the North of Johannesburg,” says Amerseder.
