Property Wheel recently joined Concor on site at Conradie Park, their R3.5 billion, 22-hectare development as they celebrated the completion of the onsite bulk infrastructure works and the successful launch of their ‘Paarl Rock’ scheme aimed at first-time buyers.
Conradie Park is a centrally located development in Pinelands, adjacent to Old Mutual’s Cape Town head office with a basket of mixed-use rights that will provide at least 3 600 residential units on completion, and it will accommodate a significant commercial component including a convenience retail centre, an hotel, and opportunities for large corporate offices.
All the internal roads, water, storm water, sewage, and bulk electricity supply infrastructure have been completed to service the entire development with the existing heritage protected buildings having been restored to their former glory (pictured below).
Work is continuing on the landscaping however, with many existing mature trees having been retained, there is already a sense of the neighbourhood being established which will be further reinforced by the addition of the extensive and accessible green spaces, including their 22 000m2 linear park, a sports field and a jogging track which have been configured to allow for 5km long ‘Park Runs’, enabling residents to participate in this global phenomenon.
Plans for the retail centre have been approved and will be anchored by three exciting national tenants with construction due to start before the end of 2021.
Four affordable residential apartment blocks, with a total of 433 units, will be available for rental only and these are already in the advanced stages of construction with the first residents expected to take occupation later this year. Two schools, three creches, a commercial gym, and a doggy day care facility are planned to ensure families have a full range of facilities in easy walking distance in a managed and secure environment.
Conradie Park has constant perimeter surveillance, a license plate recognition system and extensive CCTV cameras – all managed from a 24-hour manned central control room.
The precinct is also future proofed with a full, next generation fibre network, securing its position as a “community of the future” within Cape Town.
Paarl Rock (pictured below) is an innovative apartment product designed by dhk & Jukupa Architects, aimed at first time homeowners who can take advantage of first-time buyer subsidies and low interest rates to get on the property ladder.
With appealing finishes and amenities combined with competitive pricing it is no surprise that the scheme achieved a 94% sell out in only a few months. Demand proved extremely high for two-bedroom units triggering a reconfiguration to create additional two-bedroom units to satisfy this demand providing many young families an opportunity to buy in a secure centrally located pet friendly development. Only sixteen units are still available with prices starting from R565 000 including VAT & transfer fees.
The sixth residential block to commence construction soon will be Kings Blockhouse (pictured below) which will be for sale at prices starting at R695 000 including VAT & transfer fees. This block will also be pet friendly and a manned security entrance with bio metric access control and undercover secure parking and internal landscaped courtyard.
