A 180-hectare farm, located at the foot of the Langeberg Range mountains between Ashton and Swellendam in the Western Cape, will be going on auction on the 26th of May 2021. This property must be sold, and it will be offered to buyers at a reduced price.
The farm has two main houses, two cottages, two wendy houses, and an additional camping site for visitors. Previously a training facility for biodynamic agriculture, it is now one of South Africa’s largest biodynamic farms.
The farm can be used for multiple purposes including a cattle farm, crop farm (or mixed farm) or as a lifestyle farm.
The main house comprises of three bedrooms, one full bathroom, a lounge, dining room, kitchen, and veranda. The second house also has three bedrooms, a full bathroom, lounge, dining room, kitchen, and veranda but it includes an en-suite bathroom to the main bedroom and a carport. The two cottages are identical with one bedroom, a bathroom, an open-plan lounge and dining room, a kitchen, a covered patio, and a carport.
In addition to the two wendy houses, there is a farming shed, an ablution block, and four dams on site, including walking and mountain bike trails.
The farm’s water comes from the Langeberg Range which supplies enough for irrigation and fills all the dams throughout the year. Apart from the dams, there are four 10 000 litre holding tanks with fresh water which are managed by a 22kw water pump and motor with pipes.
The farm uses green energy, and it is powered by solar and batteries. However, municipality power is available, if needed.
The farm will come with two employees – a manager and a farm hand – and it will have life rights associated with it (more details can be provided on request).
The main and second house are currently being leased at R8 500 and R8 900 per month, respectively – with the leases expiring on the 31st of August 2021 and the 26th of May 2021.The barn area has also been leased in the past for R1 000 per month, but the lease has since expired. Notice of the sale has been given to the tenants.
The property will be going on auction on the 26th of May 2021 at 12:00pm. However, in keeping with best and safe practice, bidding will be done via Rawson Property Group’s new system, which now has alternative bidding options. Details of which are below.
The reserve price for the property will be R9 000 000 with an expected opening bid of R6 000 000 which will be presented to sellers. However, all offers will be reviewed.
