A new lifestyle concept in the form of 102 luxury units within a new apartment development situated in the upmarket Johannesburg suburb of Hyde Park has been launched by the G5 Properties Group in partnership with Sylt and Liviero today.
The listed property group’s development manager, Sam Silwamba, says that the impressive new multi-million rand six-storey residential development, One97, is being constructed near the well-known, exclusive Hyde Park Shopping Centre and is due for completion in mid-2019. The Pam Golding Property Group has been awarded the mandate to market the development off-plan.
“G5 Properties is proud of this superb new north-facing residential building which we are developing in partnership with Sylt Developments and the multidisciplinary construction group Liviero,” adds Silwamba. “Every aspect has been considered in the design of the building, which will be a signature residential development for our group within Gauteng.”
“We were fortunate to have been able to find a unique 4 000sqm site in Hyde Park situated within a private cul-de-sac in order to develop this one-of-a-kind residential complex,” adds Sylt executive Louis Barnard. “This will result in the residential development enjoying both good access and privacy.”
“One97 will be an upmarket residential development, with state-of-the-art single access security and is within easy walking distance of Hyde Park Shopping Centre and a few minutes drive from SA’s financial capital, Sandton. The designers looked to trends emerging in international urban centres such as New York and London in order to achieve the classic lines yet timeless, cosmopolitan feel of One97.”
According to G5’s marketing director, Justin Smith, One97 is to be officially launched on 4 July, but it was decided to make the sectional title apartments, all of which have their own sizable balconies, available through pre-launch specials now, as they are generating considerable interest among the public.
He says that the units, which are designed to be spacious and comfortable, with the highest quality finishes, are available off-plan for between R1.9 million for a 50sqm apartment and R13 million for one of the lavish penthouses.
“Considering the amenities on offer and location of the development, we believe that these apartments offer the investor excellent value,” notes Smith.
Chief executive of the Pam Golding Property group, Dr Andrew Golding, says that the company is honoured to be partnering with the developers to bring One97 to market. “G5 Properties and Liviero are among the best known developers in the country with superb track records, so we believe that investors are assured of purchasing the highest quality asset”.
“An added advantage to the purchaser is that the developer will undertake all construction in-house, guaranteeing quality and delivery of the end product,” adds Smith. “This affords the end-user peace of mind that after-sales service will be top-notch.”
“Not only is One97 superbly situated within one of Johannesburg’s best-known suburbs on the very doorstep of the rapidly growing nodes of Rosebank and Sandton, but the architect has designed an attractive and novel boutique residential development. We expect these apartments to be immensely popular,” says Dr Golding.
“The homes are likely to appeal to professionals and business executives who work within the greater Sandton area and are looking for a private, concern-free and luxurious lifestyle with every convenience at their fingertips”.
“The development itself incorporates a number of features to facilitate this, including a shuttle service, private function and meeting rooms, 24-hour concierge and security services, secure basement and visitor parking, laundry services and high-speed fibre optic infrastructure,” adds Dr Golding.
“We note a recent trend in which a number of business people are choosing to commute between centres such as Cape Town, Durban, neighbouring countries, and Johannesburg, where they conduct much of their business”.
“A number of these individuals who are seeking a local Johannesburg base have already shown an interest in the development, which is also appealing to investors seeking an asset that will not only show solid capital appreciation over the longer term, but also sound rental returns,” he adds.
Liviero executive Paul Le Sueur says that the development and the apartments themselves have been purpose designed to offer residents a sophisticated urban-chic lifestyle.
The building will incorporate a lobby and lounge as well as a number of other attractive features such as central atrium and a rooftop meditation garden, which the residents can relax in, as well as an inviting swimming pool. Le Sueur points out that additional optional storage facilities will also be available for residents in the basement area.
“The apartments will have sliding screen doors leading onto their ample balconies, creating a seamless flow between the interior and exterior. The walls of the units will be thick, ensuring outstanding privacy in terms of soundproofing, while the sixth-floor penthouses will have their own garden terraces. The kitchen equipment and fittings will all be of the highest quality including custom-fit Smeg appliances and Grohe brass taps.”
“We have also incorporated a number of green features such as low energy LED designer lighting and a central gas-heated water system that will save a considerable amount of electricity. The units will, in addition, be equipped with energy efficient gas hobs. The development will be north-facing, thereby further reducing heating requirements,” Le Sueur explains.
“The entire development will have a comprehensive back-up electricity supply so that it can operate independently of the power grid, if needs be.”
“One97 offers residents complete convenience, a magnificent environment and lifestyle, and a range of luxurious apartments from ground to penthouse level, all within a heartbeat of the city,” adds Dr Golding.
“This development brings a special new lifestyle concept to Hyde Park and we believe that it is well ahead of its time, pointing to the future of urban design in the Sandton region,” he concludes.
