Bantry Bay, synonymous with luxury seaside living on Cape Town’s sought-after Atlantic Seaboard is soon to be home to an exclusive new boutique development, 15 Rochester Road, which will offer just five luxury residences, each occupying an entire floor with a deck and private swimming pool, fabulous mountain vistas and ocean views.

Adrian Mauerberger and Cecily Sher, Seeff Atlantic Seaboard agents tasked with marketing the development say that the modern design incorporates a mix of glass and earthy tones for easy living, complimented by top-class finishes including Smeg kitchen appliances, energy efficient heating and lighting, Topaze, high performance sliding doors and an Otis energy efficient elevator.

Each apartment will have direct elevator access, two large bedroom suites and luxurious open-plan living areas with a seamless flow to an expansive 35sqm deck and heated splash pool. The garden unit includes an additional 180sqm private garden.

Unit sizes range from 175sqm (inclusive of the patio’s and private pools) to 348sqm (inclusive of the patio, pool and garden in the case of the ground floor unit). Each also comes with a storeroom and two parking bays in a security scheme. It is pet friendly and short-term letting is permitted.

The development is selling off plan and prices range from R13.965 million inclusive of VAT.

Wind free Bantry Bay is an excellent investment, both for residential, holiday or rental purposes, say the agents. The location is prime and the suburb ranks in the top five most sought-after and valuable in the land, boasting an average suburb selling price of R12.5m, up by about R2.5 million in just four years.

Sectional title units in the suburb have reached phenomenal price levels of up to R45m on the Cliffside of Victoria Road.

A recent FNB Property Barometer has pointed to the Atlantic Seaboard achieving price growth of around 20% over the past year, despite the economic pressures. This, says Mauerberger and Sher, once again attests to the superb investment value of property here.

You also get to enjoy the full extent of the sought-after Atlantic Seaboard lifestyle. The suburb has a scenic palm-fringed promenade, ideal for walks and cycling and is backed by the gentle slopes of Lion’s Head. You are mere minutes from the V&A Waterfront as well as the Blue Flag beaches of Camps Bay and Clifton A myriad of facilities surround 15 Rochester Road, from retail to fitness, restaurants, bars and pubs. There are also top schools within a five to ten minute drive and some within walking distance.

Bantry Bay is of course one of the most sought-after suburbs for second and holiday homes, attracting buyers from across the country including Johannesburg and Pretoria who are increasingly investing in property on the Atlantic Seaboard. Additionally, it is also popular with foreign buyers, not just the traditional UK and German buyers, but from across the globe and now also the African continent.

By Atlantic Seaboard standards, these residences are very well priced considering that buyers are now prepared to pay well into the upper millions.

For out of town buyers, the airport is also only about a half an hour’s drive and you have an excellent base for business, close proximity to the Waterfront and convention centre and of course to enjoy a wonderful Cape holiday.
