Apartment sales in a flagship R500-million mixed-use development by Signatura and Investec Property Group – the Signature in Green Point, Cape Town – got off to a flying start when 75 of the 87 units were snapped up by eager buyers at the launch on Thursday.
Sales included all seven penthouses on the sixth floor of the landmark building.
Buyers had a choice of 45 one-bedroom apartments, with prices starting at R2,6 million, plus 35 two-bedroom apartments. These will be located from the ground to the fifth floors.
Founder of Signatura, John Rabie, attributed the strong response to the superb waterfront location at 4 Prestwich Street, adjacent to the popular Fan Walk. Guests at the launch could envisage the slick building exterior and interiors and the stunning views, thanks to 3D virtual reality headsets: Table Mountain, Signal Hill, CBD, V&A Waterfront, Robben Island and the Cape Town stadium.
Buyers were also attracted by the upmarket retail stores and prime commercial space that will form part of an entire mixed-use block.
“In fact,” says Rabie “we are so inspired by this latest development that we have decided to allocate a portion of the commercial space to our new head office.”
Construction will start early next year and occupation is scheduled for end-2019.
Signatura Group can now lay claim to some of the most exciting developments taking place on the Atlantic seaboard: The Signature at the start of this prime precinct, and the well-received Cosmopolitan on the cusp of Bantry Bay and Sea Point.
The new building is conceived as two blocks joined with a multi-level glass, steel and concrete atrium, providing public access to shopping at street level.
Some units have balconies or oversized garden terraces, which will expand them into urban homes that maximise generous views of the spectacular, world-famous landmarks.
Five of the generously-proportioned penthouses will each have a private rooftop garden and pool on the seventh storey. The other two, magnificent three-bedroom duplexes, will be orientated towards the mountain and sea respectively. These will include 5,6m-high double-glazed volume spaces and glass bridges to the master en-suites.
While many residents will be able to live, work and play without needing private transport, every one-bedroom apartment has been allocated one parking bay and every two-bedroom apartment has been allocated two bays. There will also be casual paid parking for visitors.
Architecture and interiors are being undertaken by Darryl Croome Architects. ‘Industrial with a contemporary edge’ is the underlying theme, inspired by the waterfront dockland setting, underpinned by sophisticated detailing.
This concept will be interpreted through a carefully-selected palette of materials such as floor to ceiling glass glazing, off-shutter concrete and floating white bulkheads. The warmth of timber vinyl floors will be complemented by designer kitchens with Smeg appliances. Track and LED strip lighting will illuminate the living spaces and air conditioning will be installed in every unit.
Natural materials, such as timber decking, will be used for all balconies and terraces.
“A fundamentally green approach was adopted from the outset with a naturally ventilated atrium serving all residential units of the tower blocks,” says Darryl Croome. “Thermal insulation and solar treatment measures are employed with all the latest market features.” Planters will house indigenous, water-wise succulents to reduce unnecessary water consumption.
Croome said the front block shares a pedestrianised forecourt with Somerset Road, while the lower block stretches to Prestwich Street and responds to the Victorian scale and character of Liddle and Cobern Streets. All pedestrian areas surrounding The Signature will be re-landscaped as part of the development.
“The Victorian docklands’ architecture, unique to the area, has been expressed in the raw industrial aesthetic whilst recognising the contemporary demands of high- end, inner-city living. Face brick, off-shutter concrete, steel and glass, with perforated aluminium screens, will provide a distinctive language for this iconic building.”
The residential tower blocks will be set back and developed in brick, concrete, steel and glass, with recessed balconies, Juliet ledges and sun-screening elements.
The Signature will have over 1700m2 of commercial and retail space and over 6100m2 of internal residential space.
The ground floor will comprise retail areas plus residential units; the first and second storeys will have commercial space and residential units. Basement one has retail space while basements two, three and four are parking bays and store rooms.
“Street interaction with retail will be a primary focus,” says Senior Project Manager Kelly Hodge. “We will build on the context of the surrounding area as well as investing in a landscaping upgrade to the development surroundings, co-ordinating with the City of Cape Town. There will also be 24-hour security and a smart parking system adding to the general security of the precinct.”
