With affordability a key watchword for many home buyers with young families, the conveniently positioned area of Monte Vista in Cape Town’s Northern Suburbs is increasingly in demand, according to Pam Golding Properties agents Nannie Myburgh and Linda Bain.
Says Myburgh: “This is without a doubt a more affordable area which provides excellent value for what you get. The most popular and sought after price range is for properties between R2 million and R2.4 million.”
Residential property in the area starts from flats priced from around R1 million to R1.4 million. Most properties in Monte Vista comprise three to four bedrooms with the bulk of homes ranging between R2 million and R3 million, depending on size and specifications and if the property is renovated.
Says Bain: “Further enhancing the appeal of the area, sellers are asking realistic prices, especially if homes require some renovations. We receive a high amount of internet enquiries and show homes are busy. As soon as we list a home for R 1.8 million it will be snapped up within a week.”
Named after its mountain views across to Table Mountain, Monte Vista is bounded by the surrounding areas of Edgemead, Welgelegen, Plattekloof Glen and Panorama.
Myburgh says while a variety of buyers are acquiring residential property in the area, in the main these consist of families. “Given its convenient location and attractive surrounds it’s not surprising that the area constantly in demand among families, as well as numerous other home buyers”.
“The attraction is mostly the excellent location close to the N1, N7 and Cape Town for easy access, while Monte Vista is one of your first steps into the Northern Suburbs and just a seven-minute drive to Canal Walk shopping centre, with its array of shops and entertainment.”
Other shopping centres include the Pick n Pay in Monte Vista Boulevard, while Monte Vista is a stone’s throw from Plattekloof Village shopping centre and the Plattekloof Spar centre, as well as being close to N1 City. A selection of restaurants lies around the corner in Plattekloof while the well-known Durbanville wine route is virtually on the doorstep.
Adds Bain: “The suburb offers excellent parks and a primary school, as well as sports facilities which include a cricket field and tennis club. People want to live in Monte Vista for the exceptional lifestyle – it is peaceful and ideal for family living. For most people working in town or Century City business hubs the location offers easy access. We find that once people move into the suburb they don’t tend to move often, they prefer to upgrade or renovate their homes and build on to accommodate their extra or growing needs.”
