“With all 100 units in phase one of Bedfordview’s upmarket, high-rise development, Infinité, selling out in just a few weeks of launch, close to half the units (46) of the 100 units in phase two have now also been sold to eager investors and owner occupiers”, says Dave Coutinho, development manager of the special projects division of Pam Golding Properties Johannesburg East.
“Due to break ground in February 2017 with an anticipated two year project to completion, this is arguably the fastest selling sectional title development to the east of Johannesburg. The product has been extremely well received by the marketplace, as by the launch weekend we had sold 90 units in phase one”.
“To date we have concluded 146 transactions to a total value of over R260 million with buyers mainly from the surrounding areas of Bedfordview, Edenvale and Linksfield, while we have also seen purchasers from Benoni, Boksburg and Sandton as well as further afield from Kenya, Gabon, Mozambique and Nigeria, from those with business interests in South Africa. There are also a number of investors who have acquired from two to six units to add to their property portfolios.”
Coutinho says although the pricing in phase two is slightly higher, the appetite for this development is still robust, with a steady stream of interested buyers visiting the completed show unit and Pam Golding Properties on site office and two to three transactions being concluded per week.
Currently the entry level price for the remaining units is from R1.175 million for a 57sqm studio apartment and from R1.575 million to R1.63 million for 76sqm one bedroom, one bathroom units. Two bedroom two bathroom units from 102 to 124 square metres in size are priced from R1.968 million to R2.83 million, while there are only two loft penthouse units still available for purchase out of a total of 20, with 184-195sqm, three bedroom, three bathroom units priced from R4.7 million to R4.9 million.
Says Coutinho: “Another first for Bedfordview is that as a result of buyer demand, the developer is introducing private roof top gardens for the penthouse units. All of the penthouse buyers have taken this option and we are just waiting for the associated costs and architect designs.”
Comprising a total of 200 units, the 10-storey Infinité is located on a prime site on the corner of Nicol and Bradford Roads, directly opposite Eastgate shopping centre and only 12 minutes from OR Tambo International Airport and Gautrain Station.
