XtraSpace is expanding its network of co-work and serviced offices, creating new spaces in Gauteng under the name of its rebranded flexible space subsidiary, The Workspace.
“It is most important for us to find the perfect locations for The Workspace offices,” says chief operating officer, Colleen Mansour of the flexible space provider.
The company is launching The Workspace at The Club in Hazelwood, Pretoria, in October. It offers co-work spaces as well as fully serviced offices in a prestigious location. Located across the road from the Pretoria Country Club, this upmarket new shopping centre has strong lifestyle elements, from fine dining and trendy fashion to coffee shops and fitness outlets.
“We do extensive research in the area to ensure there is a need for the services we offer. Social meeting places also play a big role, as does the convenience of supermarkets and schools in the area and fitness centres. It is about the convenience to work, live and play, all in the same vicinity,” says Mansour.
In August, the company opened The Workspace serviced offices and co-work spaces in Randburg/Linden, following the launch of One Chadwick in Sandton in January this year.
Mansour says in making decisions on where to develop, XtraSpace conducts a competitor analysis, especially price comparisons, as this is often a key differentiator in the serviced office space sector. “We also watch trends and we listen to our existing clients, taking on board their experiences and suggestions,” she says.
New work trends and disruptive technologies have resulted in a major upswing in demand for serviced offices and collaborative co-work space.
“Both offerings give you the full package: superb finishes and décor, on-site management support, IT, printing, call answering, full reception function, meeting rooms, conference calling and video conference. You can run your business from our premises instantaneously,” says Mansour.
“The difference between the two is with fully serviced offices you get your own furnished, private lock-up office and you have 24-hour access to the premises,” she explains. “With co-working you make use of our open plan working space and you have access to the premises during normal office hours.”
Over the last two years, XtraSpace has opened serviced offices and co-work spaces in Melrose Arch, Sunninghill, Durban, Morningside Manor, One Chadwick in Sandton, VCC in Pietermaritzburg, Midrand, Centurion and Randburg/Linden.
The Workspace will soon open fully serviced offices and co-working spaces in Sea Point in Cape Town, and in Ballito, north of Durban.
