Botha’s Hill in the Upper Highway area of KwaZulu-Natal has a certain ‘ruralness’ about it, and offers a great mixture of property types ranging from homes to bed and breakfasts, wedding venues, commercial enterprises, an upmarket equestrian estate (Stoneford), nurseries, farms, smallholdings and the like. Botha’s Hill also houses renowned private school Kearsney College, the elite retirement village of Rob Roy Country Club and the popular retreat of Phezulu Estate. Some of the homes in the area have a history attached that dates as far back as 1850, and many properties are smallholdings offering large erfs.
Michele Wilson, Director of Seeff Hillcrest, Kloof & Waterfall, says that while the current property market or movement in this area is slower than in the more popular central Hillcrest, Assagay, Waterfall and Kloof areas, it has huge potential for future development.
Dave Jones, Regional Manager of Seeff Kzn, is himself from Botha’s Hill, and comments on the development already taking place: “Record build values for the area have been achieved in Stoneford Equestrian Estate, with three units each already exceeding a R15 million build value. In addition, the R1.1 billion warehouse investment by Mr Price in nearby Hammersdale will increase demand for accommodation in Botha’s Hill.”
Adds Wilson: “Feeder road access to Durban and Pietermaritzburg is a plus. Buyers who want that country feel and the beautiful surrounds of the Valley of 1000 Hills and fresh air will definitely highlight Botha’s Hill as an area of choice. Also, buyers who require use of the land for farming and the like whilst giving their families a lifestyle ‘far from the madding crowd’ settle here. Those who buy in the area are a mixture of retirees, professionals and those looking for farms/smallholdings.”
With a country feel, amazing views, excellent facilities and a community vibe with popular eateries, it is evident that Botha’s Hill has something for everyone.
