Plett’s property market choices plentiful for all

Beautiful Plettenberg Bay is not just about the multi million-rand seafront mansions on Beachy Head Drive – it also has plenty of more affordable property options for the increasing number of middle-income South Africans who want to make this Garden Route town their home.

So says John Fuller, owner of the local Chas Everitt International franchise, who notes: “For the past 50 years, Plett has been known as a top leisure destination for the wealthiest people in SA, who come here to enjoy miles of golden, unspoiled beaches, water sports on the lagoon, the polo at Kurland and excellent golfing facilities”.

“And in recent times it has gained even more renown as an affluent playground, with millionaires and even billionaires from all over the world coming here to buy luxury homes. We recently sold a R5,1m property to a buyer from Cyprus who intend to retire here, for example, and the latest New World Wealth/ MasterCard survey of wealthy SA suburbs says Plett is now SA’s third most sought-after property location in the country after Cape Town’s Atlantic Seaboard and Sandton in Johannesburg”.

“However, we think it is important to point out that the average property price in the town, if one includes empty stands and excludes the small quantity of ultra-luxury homes, is currently only around R1,65m – and that there are many very well-priced properties available here for families who want to make Plett their permanent home, and for seniors who want to retire or semi-retire here.”

In the 12 months to the end of May, Fuller notes, there were 279 freehold sales worth R966m with a median price of R1,5m and 138 sectional title sales worth R140m with a median price of R835 000. “These figures indicate that sectional title apartments here are extremely well-priced and in the mature areas of Plett, fairly close to the beaches, there are currently three-bedroom homes available that are very attractive buys at between R1,5m and R2,5m.”

Some examples of what is currently available, he says, include:

– Apartments in the Castleton development in Piesang Valley. There are spacious three-bedroom and four-bedroom apartments for sale here at prices from R925 000 to R1,65m. Some have beautiful sea views and most are fully furnished. The complex has excellent security, a pool, tennis court, mini golf, on-site restaurant, volleyball and games room. It is also close to Robberg Beach and the centre of town with all its other attractions.

– Apartments in the Santini Village development on Marine Drive. There are two and three-bedroom apartments available in this secure complex at prices from R595 000 to R985 000. Communal facilities include a pool, and Central Beach, the famous Beacon Isle hotel and the newly renovated Main Street precinct are all just minutes away. Most apartments offer sea and / or mountain views and some are being sold furnished.

– Apartments in the popular Dunes resort in the Keurboomstrand area, 10km from Plettenberg Bay. These spacious two-bedroom, two-bathroom units are all furnished, with undercover parking and private walled gardens, and prices start from around R1m. The resort has direct access to its own private beach and has two pools, a playground and an on-site bar and restaurant.

– Apartments at Goose Valley Golf Estate, the most popular sectional title development in Plettenberg Bay. Prices for two-bedroom, one-bathroom apartments in this prestigious development range from around R1,1m to R1,3m, and the levies include water and golf club membership for two. Apartments with additional bedrooms and bathrooms are also available, starting from around R1,45m. Security is excellent and the estate has tennis and squash courts, an on-site restaurant, and direct access to the Keurbooms Lagoon.

– Houses and apartments in The River Club access-controlled development on the banks of the Piesang River, near the Beacon Isle and Robberg Beach. Prices for these luxury apartments start at around R1,25m, while family-size homes with three bedrooms and two bathrooms start at around R2m.

– Limited life rights retirement units at prices from R1m to R1,5m in Stromboli’s Retirement Village.

Fuller says that the town has many attractions for families now in addition to its five Blue Flag beaches and tranquil natural surroundings. These include excellent primary and high schools, excellent shopping facilities with most major retailers present, a first class private hospital and well run clinic.

“In addition, our excellent municipality receives clean annual financial audits, and is consistently placed second or third in the country for Blue Drop drinking water status and Green Drop waste water management status. The municipality also proudly walked away with the 2015 Govan Mbeki Housing Awards in both the provincial and national legs of the competition for its Kwanokuthula housing delivery projects, and is again a finalist for the 2016 awards”.

“And we are seeing an increasing number of families from Gauteng and other upcountry regions relocating here now – while many South Africans who are currently working in Dubai and other overseas locations are investing in property here ahead of their planned return to the country.”
