Situated on the corner of Bath and Tyrwhitt Avenues in the heart of Rosebank, The Tyrwhitt apartment block was launched by Renprop in conjunction with its development partner, Grapnel Property Group, last year. This month sees construction on the apartments begin in earnest, with expected completion in mid 2018.
Chris Renecle, MD of Renprop, says that if The Vantage – Renprop and Grapnel’s first residential development in Rosebank launched in 2014 – is anything to go by, owners at The Tyrwhitt can expect their asset to show solid growth during the construction phase. “Owners at The Vantage benefited from capital growth in excess of 25% during the construction phase, which took roughly 18 months. This is phenomenal growth for residential property and reaffirms the strong demand and need for executive apartments in the Rosebank precinct,” he says.
The construction of the Tyrwhitt will soon see the foundations being laid for the 12-storey building. According to Knutton Consulting, the civil engineers on the project, there will be four stories underground. Three of the underground storeys will be basements to a depth of over 9m below natural ground, with piled foundations to a depth of another storey below this for a total of four storeys or about 12m underground.
The reinforced concrete walls, surface beds, columns, beams and slabs required for the building will amount to just over 10 000m3 of concrete, which will be delivered by around 1100 truckloads of 9m3 each.
Knutton Consulting points out that a further 470 truckloads of 9m3 each will be needed for the delivery of the post-tensioned beams and slabs required for The Tyrwhitt, which amount to around 4 300m3 of concrete. There is also approximately 2 400m2 of lateral support required for the basement levels.
When it comes to the design and layout of the building, GLH Architects say their brief was to create a building that would reflect the suburban and vibrant nature of the site and its surrounds while at the same time creating a contemporary comfortable living environment in multiple apartment types.
“We drew from the elegant lines and forms of the Art Deco style and considered the articulation of the façade with this in mind. Our design of this U-shaped, north facing building includes space for a raised garden terrace with access from the apartments on the first floor. A draped planted vertical wall links the garden terrace to the pavement level below. All apartments have access to terraces and balconies of varying sizes.”
The Tyrwhitt consists of a number of different apartment designs to cater to different lifestyle needs. There are predominantly one- and two-bedroom configurations in line with investor demand. Each apartment has been designed to make maximum use of the internal space and views over Johannesburg. The ground floor coffee shop is designed to extend the boundaries of the commercial hub activating a pedestrian lifestyle.
Renecle concludes by saying that residents at The Tyrwhitt will benefit from the area’s excellent access to public transport, most notably the Gautrain which is just 500m away, as well as easy access to the major road networks that the area enjoys. A number of amenities such as schools, shops, restaurants and medical facilities are also all within walking distance of The Tyrwhitt along the tree-lined pedestrian walkways throughout the suburb.
