The Signatura group has launched a new 25-unit Green Point development, The Beacon, injecting an investment of R110 million into this well-located and increasingly sought-after Cape Town suburb.

Panoramic views, fine finishes, plentiful parking, energy-saving features and pet-friendliness are just some of the attributes expected to generate keen interest in this upmarket six-storey development. Building starts in May and is scheduled for completion at the end of next year (2017).

Prices start at R2,35 million for one-bedrooms and R3,85 million for two-bedroomed units. There is an exclusive three-bedroomed duplex penthouse with direct lift access as well.

“From the developer’s perspective, acquiring such an extensive, prime site involves considerable long-term planning and purchasing power,” said Signatura MD David Cohen. “We are accordingly maximizing its potential in line with our group’s well-earned reputation for excellent architecture, interior design, and landscaping”.

“Purchasers can simply move into this increasingly popular area and immediately start enjoying the best of relaxed urban living.”

Top quality fittings and fixtures, said Cohen, will include underfloor heating in the main bathrooms. All kitchens will offer stone work space tops and Smeg ovens, hobs, extractors and appliances. Bedrooms will be carpeted and living areas will have fine porcelain tiling. Eco-friendly features include LED lighting and a central water heating system to reduce and economize electrical consumption.

Owners can relax and enjoy the sea and mountain views from individual terraces, with the purchaser of one unit (104) enjoying an extensive 56m² garden as well. A communal pool and braai area will be accessed from the first floor.

The unique duplex penthouse offers a main bedroom, separate walk-in dressing room and a large en-suite bathroom on the top floor. The lower level comprises two en-suite bedrooms, a kitchen and separate scullery and a generous lounge/dining room as well as a guest bathroom and private pool on the terrace. Floors are wood, while creature comforts range from heated towel rails in all bathrooms to air-conditioning in the main bedroom and living areas.

Parking will be plentiful, with 34 secure basement bays allocated to owners, plus five street-level bays next to the entrance doors for easy visitor access. (Guests will be greeted at a security-concierge desk in reception.) One-bedroom units have been allocated a parking bay each, while the two-bedroom units have two bays each (excluding three units with one bay each).
The Beacon is the latest apartment offering in a cache of highly successful Signatura developments in the Atlantic Seaboard. This high end boutique brand has become synonymous with trend-setting, well-designed residential projects in sought-after urban areas. These have generated keen interest from investors as well as purchasers planning to live in the upmarket homes.

The stable of recent offerings includes phase two of the highly sought-after Chelsea on Main development (launched In October 2015 as a joint venture with GAIN) worth R450 million.

Signatura’s The Richmond, also on Green Point’s Main Road, is a R48 million investment. It features a floor-to-ceiling glass façade with exterior ‘fins’ to break up the light and provide eco-friendly temperature control. A heritage-protected wall surrounding the plot was restored and incorporated into the façade and design of the new premises.

The R41 million Brittany apartment block in High Level Road offers stunning views of the Atlantic Ocean and Signal Hill. And a prime new Sea Point development with GAIN, known as The Barkly, was launched earlier this year on the corner of Barkly Road and Ocean View Drive.

Signatura founder John Rabie attributes the group’s success to timeously recognising the limited range of upmarket apartment accommodation that could be found on the Atlantic Seaboard – and in turn ensuring that Signatura developments closely match buyers’ requirements in terms of location, appearance, finish and price.

“We recognised the huge gap in the market for convenient, well-situated and beautiful new homes and anticipated the upswing. We have been able to build up a successful track record by focusing on and understanding what buyers want, and plan to continue bringing new properties to the market to meet strong demand.”
