With less than one month to go before a new Cape Town retirement development opens its doors in Pinelands on 1 March, there has been a flurry of buyer interest in the well-designed, independent living apartments set among beautiful gardens.
Bev Bloch, Pam Golding Properties development sales executive for the Western Cape metro region, said current purchaser interest is mainly focused on both the one bedroom and two bedroom apartments at Pinelands Grove. These cost from R895 000 to R2,295 million. There are also studio units available from R495 000 to R575 000.
The majority of the two bedroom apartments have already been snapped up since the development was announced some months ago. The popularity of these particularly spacious apartments led to a number of one bedroom units being consolidated into two bedroom “DD type” apartments, decreasing the total number of apartments in the complex from 218 to 208.
Available in various parts of the development, this DD option features two bedrooms and two bathrooms, a kitchen with a seating area leading to an open plan dining room, a spacious lounge and study area, two balconies and parking for two cars. This option is particularly popular among people downscaling from large homes, said Bloch.
The development, of which Old Mutual is the largest funder, is managed by the Cape Peninsula Organisation for the Aged (CPOA). Apartments are sold on a life rights basis to retirees aged over 50 years.
“The recent decision to introduce an on-site frail care unit at Pinelands Grove from 1 July 2016 has further boosted interest in this retirement village,” said Bloch. “It’s viewed as a welcome addition to the health care facility which will offer a wide range of professional nursing services, and the assisted living services available to residents within their own apartments. Buyers and their families can now enjoy even more peace of mind, knowing that all their current and future health care requirements will be catered for in one location.”
Other facilities and services include 16 meals a month (included in the levy, with the option of purchasing further meals), a solar-heated swimming pool, gym, lounges, library, bar, hairdresser and coin-operated laundry. Fast internet and WiFi connectivity enable residents to keep in touch with family and friends. Even pet lovers are catered for, as owners of ground floor apartments may keep pets under 10kg.
Said Bloch: “Every detail has been considered, from the laundry service to secure parking on the property. A central reception area, linked to each home via a communication system, creates a welcoming entrance to the village.”
Closed circuit television cameras at reception and all communal external entrance doors provide 24 hours a day monitoring, while access to the premises is controlled and the perimeter is secured with tamper-proof electric fencing. The village is also equipped with a state-of-the-art fire and smoke detection system, with at least one detector in each apartment.
Facilities have been designed with wheelchairs and walkers in mind, ensuring access for any mobility-impaired residents.
“This new retirement development offers residents a close-knit community where there is something for everyone, whether they seek privacy and simply want to relax by the pool, or prefer group activities,” said Bloch.
Following strong buyer interest in January, many of these purchasers are now involved in selling their existing homes to make way for the move to Pinelands Grove. “We can assist purchasers through this process and structure deals suspensive on the sale of their homes, as Pam Golding Properties has agents in all areas to help them market their current properties,” said Bloch.
Pinelands was developed as South Africa’s first Garden City, and the far-sighted town planning, tree-lined streets and large gardens attract residents who enjoy the tranquillity, greenery and air of spaciousness.
The area is also home to two shopping centres, coffee shops and restaurants, as well as doctors, dentists, lawyers and other professional services. Sporting facilities include tennis and lawn bowling, while the Mowbray Golf Course is just around the corner from Pinelands Grove.
