Right in the heart of the Stellenbosch winelands sits one of the most breath-taking properties Rawson Auctions Western Cape has brought to auction to date. The Mardel farm, in all its ‘resort-styled’ thatched wonder, is surrounded by vines and consists of a beautiful home with an incredible six separate units. The views from each are second to none, mired by nothing but open green lands and blue skies.

This 1.7 hectare property has a 1500m2 paved driveway leading you up to the main double story home which has four bedrooms, a grand entrance hall and spacious entertainment areas to boot. There is a Jacuzzi, a swimming pool, tennis court, stables and beautiful gardens that surround the house. The home also has four bathrooms, with the main bedroom having a luxurious Jacuzzi bath. Additionally, it boasts a dressing room with built-in cupboards, a kitchen and breakfast room with a fireplace, a laundry room, a lounge, a TV section with another fireplace – all of which are air-conditioned, perfect for those warm South African summers.

The second unit is a separate, annexed flatlet with one bedroom, a bathroom, a lounge and TV room, a kitchen and pantry. Nearby there is also a guest room with an adjacent toilet and shower. The main dwelling, flatlet and guest room are all in close proximity to each other and can be can be combined to make a 700m2 dwelling compromising of seven bedrooms and six bathrooms.

All three of the units mentioned above are tenanted with a rental income of R30 000 per month.

Moving on, there exists too, a wonderful cottage on the property as well. It is a double storey thatched roof beauty with two bedrooms – which sport built-in cupboards and air-conditioning. There is also a bathroom, kitchen and a laundry space. The cottage is also currently tenanted with a rental income of R10 000 per month.

A 40m2 rondavel is also included and it can sleep up to four people and is equipped with one bathroom, a quaint kitchenette, and a personal (separated from the main dwelling and flatlet) garden and braai area.

You truly aren’t able to picture the Mardel farm’s extravagance, but this might help. It has an outdoor pub style entertainment room that sits at a welcoming 50m2. There are as well, two self-catering units each with two bedrooms, one bathroom, a lounge, and a kitchen. Like the other offerings on this property, these units are tenanted with a rental income of R6000 per unit per month.

If you are a keeper and rider of horses, there are two stables to be made use of.

And finally, but certainly not least, you have an enormous warehouse (144m2) which holds above it a residential loft. The loft has three bedrooms, two bathrooms, a fireplace, a lounge and a dining room. With the existence of the loft above, the warehouse is ‘artistically’ free for renovation, opening up possibilities of even more accommodation or a nifty workshop. Some additional include a 4mb internet line, backup energy (clean, green solar), dedicated irrigation water from the Theewaterskloof Dam and DSTV. The potential rental income achievable here has been estimated at of R25 000 per month.

In addition, there is also storage space that can bring in a further rental income of R14 000 per month.

The property has been zoned for agricultural purposes and is kept secure by full electric fencing with two remote controlled entrance gates. There are three garages for the main dwelling and a covered drive through for two cars. The cottage offers another two spaces of covered parking, albeit for more of a structural feel, the property can be divided into sections by way of internal gates.

Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, would like to remind potential buyers that Stellenbosch is the second oldest town in South Africa and is also home to the oldest wine route in the country and that the property itself is situated just 50km east of Cape Town.

The rates and taxes cost R2200 per month and the reserve price has been set at R10.5 million. All offers will, however, be reviewed.
