Top prices achieved at Port Elizabeth's Westbrook

The first homes launched as part of ‘The Ridge’ residential estate, at the new Westbrook development in Port Elizabeth, are achieving top prices as home buyer confidence in the development shines bright!

“We’re thrilled to report that current property prices being achieved for our 3-bedroom homes forming part of The Ridge at Westbrook are comparably higher on average than similar sized properties in the older and more established PE suburbs,” comments Christo Slabbert, Team Leader at Remax Independent.“We’re aware that it’s early days in the life cycle of the development as a whole, but it’s a noteworthy achievement for what is effectively Port Elizabeth’s newest suburb,” he says, “it’s also reflective of the value that home buyers see in the overall vision for Westbrook!”

Purchasers are indeed finding value in the Westbrook offering – as a suburb essentially being ‘built from scratch’ it is able to support all the components necessary for an attractive 21st century neighbourhood; one that caters to a variety of lifestyle needs, and supports the ‘new urbanism’ principles on which previous Amdec developments have
successfully been created. Security and wellbeing, the provision of well planned, multi-functional spaces;
convenience and accessibility to resources and amenities, connectivity and community, an opportunity to establish parks and green open spaces; these are some of vital lifestyle attributes being built into the Westbrook development.

Security and wellbeing, the provision of well planned, multi-functional spaces; convenience and accessibility to resources and amenities, connectivity and community, an opportunity to establish parks and green open spaces; these are some of vital lifestyle attributes being built into the Westbrook development.

The new suburb’s nine planned residential villages will ultimately provide a wide variety of attractive and affordable homes and include a retirement lifestyle estate, a retail village and an already established Curro school. The heart of Westbrook will feature a mixed-use node housing a leading medical facility. All this plus premium office and commercial space connected by lush parklands, criss-crossed with pedestrian and cyclist-
friendly lanes and pathways.

One of Westbrook’s many draw cards is it’s close proximity to the spanking-new Baywest Mall (the largest shopping centre to open its doors in the Eastern Cape) which boasts 250 stores, restaurants and entertainment attractions such as an Ice Rink, 8-screen Ster-Kinekor Cinema complex with an IMAX screen, a bowling alley, hi-tech games arcade and indoor dodgem cars offering. With a new interchange over the N2 and other road infrastructure allowing access to the Baywest Mall and future Baywest city precinct, this will also alleviate traffic congestion in the area. Eighty percent of the bulk infrastructure and services (roads, sewers, water, electricity etc.) on the sprawling Westbrook development have already been established.

“Compared to the surrounding Parsonsvlei area near Westbrook,” notes Slabbert, “Westbrook properties prices are currently fetching a considerable 20% more on average,” he says, “so we’re breaking new grounds, both in the area and beyond, with regards to price!” he states. “Buyers consider all a number of the new developments in Port Elizabeth – in more established suburbs such as Charlo, Westering and Lorraine – but many choose Westbrook because of its wonderful lifestyle and value proposition!” he notes, “An example of this is a couple who recently purchased a home in Westbrook’s The Ridge estate paid R995 000 for a 130m2 property, ultimately choosing it over a 150m2 unit in Lorraine with an asking price of R999 000.”

The design of the new suburb will seek to positively increase both the social and theinvestment value of the surrounding area and its existing community. Allowing purchasers a valuable ability to live, work, play and learn in a secure and convenient ‘town-meets-country’ locale, Westbrook property prices look to present a sound long-
term prospect, as well as a thriving new community-rich environment for the Bay area.
