According to PropStats (the Institute of Estate Agents Western Cape property data service), the average sales price of homes in Constantia in 2014 was R5 450 000, and was R4 790 000 in 2013, which indicates a 13,1% increase in prices year on year (which is much in line with the rest of the Western Cape increases in property prices).

Basic economic rules will always apply and where there is strong demand and low supply, prices will continue to rise, we just hope that the stock shortages will be alleviated soon, as agents are battling to find homes to sell to the many buyers they have on their books,” said Steward.

Property in Constantia is highly sought after due to the residential area being both prestigious and rich in history, said Steward. Schools such as Reddam House, the American International School, the Waldorf School and Herzlia Primary School are all based in the Constantia Valley with other good schools within easy driving distance in Rondebosch, Claremont, Kenilworth, Wynberg, Newlands, Meadowridge and Bergvliet, making this area an extremely popular choice for families with children.
