Pam Golding Properties (PGP) Fourways now has an even more impressive footprint in Lonehill, after its recent merger with Dawnprop, a boutique, residential property agency specialising in this area. Dawnprop was established 13 years ago by Janine Pike, who, along with her team of four estate agents, brings a wealth of experience to PGP Fourways.
“We are thrilled to have Dawnprop on board, as Janine’s knowledge of Lonehill and its real estate market is unparalleled,” says Jason Shaw, branch manager of PGP Fourways/Dainfern. “Dawnprop’s year-on-year sales figures have also been very impressive, especially for a small, niche company.”
“There are numerous synergies between PGP and Dawnprop, one of which is our mutual belief that solid, honest and well developed client relationships are the most important aspect of our business and that they need to be prioritised above all else,” notes Shaw.
PGP’s focus on relationships was one of the reasons Janine Pike decided to join forces with the real estate company. “PGP is a recognised and respected name in the industry and very service-oriented,” maintains Pike. “I think our merger will be very successful, as Dawnprop will be able to expand on our many years of relationship building in Lonehill. As PGP agents, we will be enhancing the connections we have made with buyers and sellers alike, and forming new relationships.”
Both Shaw and Pike are very positive about the Lonehill property market, noting that there is unprecedented demand for real estate in the area. “It is undoubtedly a seller’s market in Lonehill,” says Pike. “The area is well positioned in Fourways, close to numerous retail hubs, entertainment complexes, good schools and main roads. There is also a certain kind of lifestyle which people aspire towards in Lonehill; it’s a sense of community and belonging, which is evident in the many activities organised in the area, such as fun runs and family-orientated activities in the beautiful park, which are arranged by the Lonehill Residents’ Association (LRA).”
Another reason why buyers are attracted to the suburb, and why residents enjoy living there, is that fact that Lonehill has been named the safest suburb in South Africa for two years running.
“The Lonehill Residents’ Association and Fidelity Security are doing an exemplary job with regards to security in the area, such as the installation and monitoring of cameras, the implementation of regular patrols and newly installed street lights. The LRA are also very hands-on in attending to issues such as potholes, burst water pipes and electricity outages and enjoy excellent relationships with the relevant municipal departments,” states Pike.
Prices for properties in Lonehill range from between R700,000 to R5 million, and buyers are usually in their early twenties to mid-fifties. The majority of homes are sectional title properties, and the strongest demand is for houses situated behind booms in the area. Rental properties in Lonehill are also extremely popular; stock shortage has resulted in a recent dramatic increase in rental amounts, from between R6,500 to R30,000 per month. Corporate rentals are achieving even higher amounts within the upmarket estates.
“PGP’s acquisition of Dawnprop is an excellent opportunity for us to grow our brand as agents with presence in Lonehill. We believe that PGP will go from strength to strength in this suburb, thanks to Janine’s wealth of experience and the relationships she has already built up here,” concludes Shaw.
