Alta Bester, the Rawson Property Group’s specialist estate agent for the Hermanus Beach Club (she reports to the Rawson Hermanus franchisee, Peter Greyling) has recently sold a three bedroom, two bathroom freestanding home in the Hermanus Beach Club for the price of R2,5 million. This is the highest price fetched in the beach club since the halcyon days of 2007 when a sea front house was sold for R2,8 million.
“The house just sold was rather special,” said Bester. “It is also situated in the front row facing the sea and was given added value by having its garage converted in a self-contained bachelor flat.”
The purchase, said Bester, should be an excellent investment because it has been sold fully furnished and equipped and can immediately be rented out at rentals of around R1,800 per day in the holiday season.
Hermanus Beach Club, said Bester, was completed in 1997 and has, from the start, always experienced strong demand for its units. Altogether it has 324 apartments and houses and it is, she said, able to offer apartments or houses in a price range of R550,000 to R3,5 million.
“Hermanus Beach Club benefits,” said Bester, “from four main factors.”
“The first is that by Hermanus standards it is exceptionally affordable, homes here being on average 35% less expensive per m2 than those in Hermanus itself.”
“Secondly, it is ideally positioned to give access not only to the town itself but to all of Hermanus’ popular facilities, including the new harbour and the Hermanus Golf Club.”
“Thirdly, with its electrified boundary walls, patrol guards, CCTV, infrared interior protection and controlled access, it is an ultra-secure estate. This, in fact, has proved one of its very big selling points.”
“The fourth reason for the club’s success,” said Bester, “is that it has a very comprehensive range of recreational facilities. Included in the list are a club house with a bar and pool tables, a convenience store selling groceries, a gymnasium, a squash court, two tennis courts, two swimming pools, a jungle gym, mini golf and putt-putt courses, a games room, a communal TV watching facility (with DSTV) and a laundry (with dryers). Children and older people can also walk or cycle around the estate in complete safety and peace.”
Right now, said Bester, she has a further 20 units (apartments and houses) for sale.
