New freehold residential development launches in Newlands

Easing buyer demand in the Cape’s southern suburbs residential market is 6 Mona Crescent, a development comprising ten freestanding freehold homes in Newlands. Boasting the latest eco-friendly specifications and selling on a plot and plan basis, sized between 259m2 and 289m2 (including a private basement) homes are priced between R4.5 and R5.6 million inclusive of VAT. As the homes will be bought directly from the developer, transfer duty will not apply.

Brought to market by Jawitz Properties and developed by Classico Developments, these homes offer something fresh in a world where new developments are generally apartment buildings. “6 Mona Crescent is the first of its kind combining the comforts of a freestanding home with the security benefits of estate living,” says Francois Venter, Director of Jawitz Properties.

The development, designed by architect Justin Hervey, features remote controlled access, electric fencing, CCTV cameras, private and secure garaging and security guard quarters. It is also set up for ADSL conduiting, dual view HD connectivity, has a common refuse room, and is in a beautiful setting designed by landscaper, Alan Dawson, providing an aesthetically pleasing, private, and spacious living experience. Buyers will enjoy their own private gardens and patios, spectacular views and living in a modern, green, nouveau-Georgian property offering tremendous value for money in this popular suburb.

Each property is set over three levels – a basement/garage level below ground offering private garaging for two cars, a laundry area and storage room, and a double storey above with the ground floor being home to the kitchen, dining and living area with a guest restroom, and the top floor featuring three bedrooms and two bathrooms. Six of the units have a small study on the main living floor, and there is space for ten vehicles on the grounds as well as street parking outside.

Buyers can choose from a range of lovely flooring, bathroom and kitchen finishes or can opt to customise their home to their own specifications. There are also incentives available for the first four buyers.

“Competitively priced, 6 Mona Crescent is priced at R18-R20 000 per m2, while R30 000 per m2 is the average price for new developments in the area,” says Venter.

The homes are being sold on a plot and plan basis. Buyers will take transfer of the plot first, and thereafter it will take approximately a year to 18 months to build. “Cliffe Dekker Hofmeyr is the assigned attorney, and banks have already approved this development in terms of those who may wish to apply for a bond to purchase here.”

Adjacent to popular Monorgan Mews and mere minutes from Newlands cricket and rugby grounds and amenities such as Cavendish Square and Mont Clare centre, 6 Mona Crescent is also located in the catchment area for top schools and is within walking distance to the Jammie Shuttle service bound for UCT. “Newlands is a highly sought-after and central part of the popular southern suburbs,” adds Venter. “And we feel the timing of this launch couldn’t be better in light of the shortage of stock in the area,” he concludes.
