Record prices being achieved at De Zalze

A new record price has been achieved for residential property on the De Zalze Winelands Golf Estate, located just outside Stellenbosch on the route to Somerset West. Agents for Pam Golding Properties have broken the previous record of R14 million for a single home twice in the past five months, with sales of R21.55 million and R18 million.

PGP’s area manager for Stellenbosch, Louise Varga, says these are not only record prices for De Zalze, but also for a single residential home anywhere in the Stellenbosch area – the previous record being R18 million for a single residential sale concluded in 2013. “These are the kind of prices one would previously have expected to see being achieved for a small-holding sale,” she says, “not for a single house on a standard-sized erf. The fact that the record has been broken twice this year is an indication not only of general property market recovery, but particularly of the growing appeal of the De Zalze lifestyle – an appeal borne out by the fact that we have a waiting list of buyers who are prepared to commit to purchase as soon as the right property becomes available.”

The prestigious estate spans 300ha of land on the banks of the Blaauwklippen River, with panoramic views of the surrounding Simonsberg and Helderberg mountains. It is a working farm, including the Kleine Zalze winery as well as several olive groves and lavender fields. The 448 residential homes are grouped in 14 separate villages, all spread around the highly-rated 18 hole golf course designed by Peter Matkovitch, which is regularly ranked among the top five in the Cape Winelands region.

The over-arching design theme of the estate is one of picturesque Cape vernacular homes with sophisticated finishes and high-quality workmanship. Options range from smaller lock-up-and-go homes to large family residences, with prices ranging from around R7.5 million for a three-bedroomed home to between R10 million and R15 million, and more, for larger homes on spacious erven with lakeside or riverside settings. An additional residential offering is specifically aimed at golfers – the 40 units known as Golf Estate Lodges are located around the 10th hole and adjacent to the clubhouse, and can be purchased on a sectional ownership basis or entered into a rental pool. Prices for these units range from around R2 million to R5.5 million, depending on the purchase option.

PGP agent Deanne Kriel says the recent record prices are a sound indicator of the potential for buyers to achieve excellent return on investment – but apart from that, it is the outstanding lifestyle on offer which attracts most buyers to De Zalze. “The estate not only offers residents a top-class golf experience and magnificent views,” she says, “but also a thriving, friendly community, a serene environment and state-of the-art security, all in a central location that is within easy reach of all facilities, including schools, shops, medical care, Stellenbosch University and Cape Town International Airport, which is only 25 minutes’ drive from the estate. Within the estate itself, residents can enjoy a network of walking and cycling paths, tennis courts, canoeing on the numerous dams, wine tasting and their choice of three on-site restaurants. It is no wonder that the estate counts a number of so-called ‘swallows’ among its owners – those who escape the European winter to spend it basking in the Cape summer sun instead. The remainder of the population includes a mix of permanent residents including professionals, families with school-going children, business leaders and retired couples.”

Security features at De Zalze include electrified perimeter fencing and only two access points with 24-hour manned security.
