The Rawson Property Group’s Western Cape commercial property franchise in Cape Town, owned and run by Marc Vladislavich and Liz Grimbeek, has seen a big uptick in demand since mid-January this year, says Grimbeek, and this has resulted in their achieving one sale and eight leases so far this year.
The sale was for an unspecified area (said to be in the region of 200 m2) in the popular Colosseum building at Century City. The price paid was R3,5 million and the buyer was a legal firm looking to be closer to the High Court
Among the more important leases signed were:
1. A three year lease for industrial space at Montague Gardens, the CAP value being R260,000. The buyer was a global distribution company. The Rawson Commercial broker was Rosalin Von Witelligh
2. A two year office lease at the Bellville Business Park, with a CAP value of R130,000. Pierre Joubert was the Rawson Commercial broker.
3. A three year office lease in the M5 Business Park; the CAP value here is R830,000. The tenant is a provider of quality and safety solutions. The broker was Liz Grimbeek herself.
4. A two year office lease at Century Square, with a CAP value of R320,000. Here the broker was a new arrival, Jonty Minne.
Grimbeek said that she foresees Rawson Commercial’s turnover rising by 40% this year and she repeated the advice she has given on previous occasions, which is for clients to view their broker as a business partner so that together they can achieve as many of the desired goals for the new premises as possible.
