The Rawson Property Group’s residential sales in the Cape Agulhas region have doubled since the start of this year, says Marthie Jones, the group’s franchisee for this territory which covers the vast area of Bredasdorp, Napier, Arniston, Cape Agulhas, Suiderstrand and Struisbaai.
“Unfortunately we are not permitted to release actual sales figures”, said Jones recently, “but what I can say is that this year our sales have seen a very big improvement on last year and they are roughly 100% up.”
Prospective buyers in any of these areas, said Jones, can find large, well-built homes at pre-2007 prices – e.g. from R1 to R1,2 million in Struisbaai and Bredasdorp, while in the smaller villages prices can be significantly lower. Those in what were formerly known as the township precincts are now often selling at under R350,000.
“What prospective investors have to understand”, said Jones, “is that the whole of this area, but in particular Struisbaai, has long been a popular holiday/retirement territory for Bolanders and inland Overbergers. This means that holiday rentals, particularly those at Christmas and Easter are always good: A four-bedroomed house can often rent for R1,500 per day. Year round, of course, it is another story: long leases are still available at very competitive prices.
Jones said that at this stage she cannot foresee prices and sales figures rising in any spectacular way for at least another year. However, she affirms, “any buyer here will be making a very sound investment at today’s prices. I can say with complete sincerity that purchasers are now highly unlikely to lose money. This is one of the safest and soundest investment areas in the Western Cape – and has all the outdoor and natural attractions which make it such a very pleasant area in which to live.
