Demand Rising As Families Seek Melkbosstrand Lifestyle

The town of Melkbosstrand, located on the northern edge of Cape Town’s Western Seaboard, is seeing increased demand from family buyers wanting to raise their children in a secure seaside location that is still accessible to big city amenities. Pam Golding Properties (PGP) reports that this sustained demand over the past year has resulted in a reduction in the number of residential properties available for purchase, coupled with upward pressure on prices.

Lightstone statistics indicate that in 2012, the average price for a freehold property in Melkbosstrand was just under R900 000 – a figure which rose substantially to over R1.6 million during 2013. Similarly in the sectional title market, average prices rose from R582 000 in 2012, to R794 000 in 2013. Confirming the trend of an increase in family buyers is the fact that close to 70 percent of recent buyers in the area fell within the age group 18 to 49.

PGP’s area principal for the Western Seaboard, Emarie Campbell, says recent improvements in road infrastructure have played a significant role in driving the upturn in demand. “Over the past 18 months there have been substantial upgrades to the road network and public transport facilities on the Western Seaboard,” she says, “including the upgrade of the M19 which connects Melkbosstrand to the N7, and the opening of the Sandown Road extension onto the N7. Both of these have significantly improved traffic flows and reduced commuting times, while the expansion of the MyCiti bus network has opened up the Melkbosstrand area to those who would previously have found it too isolated and difficult to access.”

This improved access not only makes it easier for Melkbos residents to access work and entertainment opportunities in the city, but also means that parents have the option of sending their children to private schools in the Parklands area – although there are also good private and government schools within Melkbosstrand itself.

The coastal town offers a variety of housing options, from freehold family homes to sectional title apartments and secure estate living. Entry level prices currently stand at around R550 000, which will secure a two-bedroomed apartment, while an average two- or three bedroomed townhouse in a secure development will cost between R1.1 million and R1.6 million. At the top end of the market, luxury beachfront homes and those located in the prestigious Atlantic Beach Golf Estate can cost anywhere from R3.5 million to R15 million and more.

Campbell says the highest demand at present is for family homes with three or four bedrooms, a double garage and a large erf with room for expansion or improvements. These are typically priced between R2 million and R3 million. “For these family buyers it is all about the lifestyle,” she says. “They want their children to be able to play and ride bicycles in safety, surf and enjoy the beach after school, and be part of a real community where neighbours know and care about one another. This is a very close-knit community which takes great pride in the area’s neatness and security, including participating in a very well-run Neighbourhood Watch. The NSRI has a large base in Melkbosstrand, and many residents assist as volunteers, giving back to the safety of the community.”

Besides the beachfront, the area holds great appeal for lovers of the outdoors, with the neighbouring Koeberg Nature Reserve offering ample hiking and cycling trails, and the quaint fishing towns of the West Coast within easy access for holidays and weekend getaways. The town has good infrastructure including a Pick n Pay and Woolworths Foods store, several churches and a number of restaurants. There are also plenty of local vets, dentists, doctors and physiotherapists, while major medical care can be accessed at the local government clinic or the private Netcare hospital in Blaauwberg.

“It is also worth noting that the unique tranquil environment of Melkbosstrand can never be ruined by unchecked development,” adds Campbell, “due to a strict moratorium on further development and densification in this area. So its unique seaside village atmosphere will not be spoiled by high-rise buildings or high-density development of any kind.”
