The suburb of Kenwyn in Cape Town’s Southern Suburbs is seeing steady demand from family buyers as well as first-time entrants into the residential property market. Pam Golding Properties (PGP) reports that its accessible location, value for money homes and good schools are key draw-cards for the area, as are the uninterrupted mountain views which many properties enjoy.
PGP agent Shahieda Bardien says Kenwyn is located immediately to the east of the M5 highway and Kenilworth Racecourse. “This location means that residents have easy access to the central city, the airport and other highways, as well as to public transport including bus and train routes,” she says. “Furthermore the position is just 1.5km from the Claremont CBD with its major amenities including shopping at Cavendish Square and the private Claremont/Kingsbury Hospital. Even closer to Kenwyn are the popular Kenilworth Centre and Access Park, offering both major retailers and discount stores, restaurants and movie theatres, as well as a Virgin Active gym.”
The suburb’s affordable pricing is one of its key selling points – entry level prices start from round R800 000 for a semi-detached home, with a mid-level three-bedroomed family home costing between R1.1 million and R1.5 million. At the top end of the market, a larger and more luxurious family home can fetch up to R2.2 million. Erven are typically sized at around 650sqm. Bardien reports that the suburb includes around 900 residential homes, of which around a third are starter homes, ideal for young professionals and other first-time buyers.
“Families in particular enjoy the proximity to good schools,” she adds. “Both KenwynPrimary and Sunlands Primary are within walking distance of many houses, and the area also offers good pre-schools as well as Windsor High School and the Islamia private Islamic school. The wholesome family environment is enhanced by the fact that this is a very sports-oriented community, and the Chukker Road sports fields regularly host cricket and soccer matches on weekends. You will also find many joggers and dog-walkers making use of the running track alongside these fields.”
Propstats indicate that between September 2012 and February 2014, 15 homes changed hands in the suburb, at an average price of R1.3 million. The highest price was achieved in August 2013 when a six-bedroomed home in Ladbrooke Road was sold for R2.1 million. (source – Propstats, all agencies) Bardien herself has already sold three homes in Kenwyn in 2014, including a three-bedroomed home in Chukker Road sold for R1.4 million, and a three-bedroomed home with two-bedroomed flatlet in Benghazi Street, sold for its full asking price of R1.695 million on the first day of listing.
Among the properties currently for sale in Kenwyn exclusively through PGP is a spacious family home on grounds of just over 550sqm, which is on the market at R2.2 million. The property would be ideally suited for a larger family, and offers five bedrooms, three of them en suite, plus extensive entertainment areas including a formal lounge and dining room and a more relaxed family living room.
