Prestige homes in Hout Bay

“If living in a home with views and security that offers luxury and prestige is appealing but the high prices of Constantia or the Atlantic Seaboard puts you off, Hout Bay is where you could find the home you are looking for,” says Matt Mercer, branch manager for the Knight Frank Residential SA offices in this area.

“There is a little-appreciated aspect of Hout Bay,” he says, “that there are little pockets here where homes are comparable with some of the luxurious homes in Camps Bay or Clifton, but cost a fraction of what the properties there cost.”

“Buyers here generally are attracted to the area by the value for money they find, but on moving here they actually find the value is even deeper than what they thought in the beginning, because of the ​convenience and community​ aspect of this village in comparison with other areas.”

Most security estates in Hout Bay offer luxurious living with abundant greenery and space for families.

Asked to give an example of one of these homes, Mercer mentioned a three bedroom three bathroom home in the 42 acre Ruyteplaats Private Mountain Estate that Knight Frank are marketing at a price of R12,95 million.

This 537m² home has “picture perfect” 180˚ sea and mountain views, and is surrounded by mountain ​fynbos. The home is on a plot just under 3 000m² in size. Set on the highest point of this high end security estate and surrounded by acres of green belt, ​the home offers complete privacy and a feel of living in a country retreat, said Mercer.

Built in a Cape Vernacular style, the home was specifically designed by the owner to fit in and take in the surroundings, with three patios that open onto the lush fynbos gardens.

Ruyteplaats Estate has 84 freehold homes and 51 sectional title lodges. It has its own lake, Lalamanzi, and has, within its 42 acres, much open space to explore and relax in. There are numerous paths for walking or jogging around the estate. This estate also offers a tennis court and direct access to the many forest and mountain walks on the slopes of the mountains behind it.

Another two homes that Mercer mentioned were:

a north facing, five bedroom, six bathroom home with three garages and three reception rooms in Berg en Dal. This home is listed at R9,9 million and it offers top of the range finishes and fittings.

Berg en Dal is sought after because of its excellent security and its commanding presence over Hout Bay beach​, said Mercer.

a ​three bedroom, ​three ​bathroom home with three reception rooms in the 34 unit Hanging Meadows estate, which is listed at a price of R9 995 000. Hanging Meadows is one of the most elite​ estates​ in Hout Bay and has a flawless track record in terms of its security.

This home is set on three levels and has views of the beach, the bustling harbour, the village and extend out the bay as far as Slangkop, said Mercer. Each level in this home is accessed via an elevator.

“Any of these homes could possibly be valued at over R​25 million if they were in Clifton or in Bantry Bay, but offer much in the rich lifestyle that Hout Bay offers,” said Mercer.

“At Knight Frank we find more international buyers are now interested in Cape Town areas and in Hout Bay these prestige homes, priced at around R10 million or over, are often bought by foreigners. As many as ​half of these in Hout Bay in particular are owned by foreign buyers.”
