The suburb of Aurora, located on the western side of Durbanville in Cape Town’s northern suburbs, has seen a substantial increase in younger buyers over the course of the past year (2013). Pam Golding Properties (PGP) reports that the area’s accessible location and access to leading schools are key factors driving this trend. Lightstone statistics indicate a 30 percent increase in the 18 to 35 year old buyer category during this period, while the suburb also remains popular with those aged 36 to 64.
PGP agent Basil Klavas says Aurora is a well-established, leafy suburb which enjoys a convenient location on the eastern slopes of the Tygerberg Hills. “This means it has easy access to both the N1 and N7 highways,” he says, “making it an ideal option for those commuting into central Cape Town or the towns of the Boland, as well as for those working in the Bellville business area.”
The suburb consists of nearly 80 percent freehold properties, with plots typically measuring around 1000sqm. Prices can range from around R1.8 million to R5.5 million, depending on size, luxury finishes and elevation – some higher-lying homes enjoy sweeping views towards the mountains around Ceres, as well as over the Hottentots Holland range. The suburb has great appeal for families wanting to live within the catchment areas of top schools. Among the options within close range are private schools such as Chesterhouse, El Shaddai and Curro, as well as high-quality government schools such as Durbanville Primary, Durbanville High, Kenridge Primary and Fairmont High, and several pre-primary offerings. This means there are convenient choices for all age groups and both English and Afrikaans language speakers. Notably, Fairmont High received the Western Cape Education Department’s award for Excellence in English Home Language, based on its 2013 matric results.
Klavas says besides schooling, other amenities are also close at hand, including a local shopping centre with a Superspar, gym and convenience outlets, plus several restaurants and takeaway brands. The Durbanville CBD is not far away for access to major retailers, while the massive TygerValley centre is less than 7km from Aurora. Also close at hand are the Durbanville Medi-Clinic and several other medical practices and specialist centres.
“For recreation, the suburb is extremely well positioned,” says Klavas, “lying adjacent to the local racecourse and the Altydgedacht wine farm, as well as the Clara Anna Fontein Nature Reserve. Also nearby are the Durbanville golf course, clubs for squash, cricket and soccer, and several other leading wine farms such as Nitida, Durbanville Hills and Meerendal.”
