Construction is under way on the site of the new AAA-grade office and retail building, Pam Golding on Main, which is being developed in a prime, prominent location on the corner of Main and Summerley Roads in Kenilworth, Cape Town. The property comprises a total of 4100sqm of offices and retail space, as well as 185 parking bays in total, including three floors of secure, undercover parking.
With an estimated project completion date at the end of the first quarter in 2015, there are currently up to 12 office units available to let, ranging in size from 84sqm to 2100sqm in total or approximately 1000sqm per floor.

Kenilworth and the surrounding areas within Southern Suburbs are well established, with a number of high-calibre businesses situated nearby.”
The first floor of this prominent, upmarket new development has been let to Pam Golding Properties, who will occupy 1 000sqm, while Pick n Pay has secured 450sqm of ground floor space for their new small-store offering. The balance of ground floor retail space of approximately 265sqm will comprise a mix of trendy lifestyle, restaurant and coffee shop opportunities, further enhancing the accessible and inviting ambience for office tenants. “As these ground floor outlets front directly onto the spacious, enlarged pavement area, they present an attractive streetscape with outdoor café society appeal, adding vitality and energy to the space as well as ‘connecting’ with the local community,” says Golding. The rental rate of the retail accommodation is R200 per square metre.
A number of green building initiatives have been included in the design of Pam Golding on Main, with a focus on energy and water efficiency in order to reduce operating costs and improve the working environment for occupants.
Work completed on site includes demolition of the former building, excavation and foundations. During the course of demolition a corner of the former building was found to include an original sign which reads: ‘The Emerald Tea Lounge’. Peter Golding is intrigued by this and has made numerous enquiries to try to find out more about the former cafe, but to date to no avail. “However,” he says, “this forms an interesting part of the character of the former building and we would really like to include an Emerald Tea Lounge in the new development.”
In addition to the ample basement parking bays available for tenants, shoppers and visitors, there is some open parking on the Main Road level of the property for casual parking for shoppers and visitors to the offices.
