Exclusive Constantia Upper's “Avenues”

Many see the Constantia upper area as a truly privileged location and homes here tend to offer the highest possible standards of features and fittings. A large number of the homes have spectacular views and this area has a good climate, very mild and often wind-free. In addition to this, although it is only15 minutes’ drive from Cape Town city centre, it often feels like living in the country, says Lanice Steward, managing director of Knight Frank Residential SA.

Constantia upper sales figures show a total turnover of R661,005,000 for the year 2013 and the total number of sales was 89. Of the 89 properties sold, only five were over R15 million.

Knight Frank Residential SA has been given a sole mandate to market a beautifully appointed home with spectacular views on a 4,387m² plot, which has every family comfort and convenience and offers a relaxed outdoor lifestyle, says one of the Knight Frank agents handling this property, Liza Snijman. The property has state of the art security and would suit embassy living or high end purchasers looking for bespoke luxury and privacy, she said.

Finding a home of this standard in the exclusive “Avenues” in Constantia upper is quite rare, and when one of this calibre comes on the market, discerning buyers do not miss the opportunity to purchase these homes, said Steward.

The home has four bedrooms (all en suite) three reception rooms, a large entertainer’s kitchen, two studies, staff accommodation, a double garage and carport.

There is, too, a separate one bedroom private guest cottage, also of a high standard, which has its own kitchen, lounge and terrace, ideal to rent out or for guest accommodation, says Snijman. The cottage has a separate a security system and is fitted with under-floor heating.

Bespoke cabinetry, high ceilings, intricate and extensive ambience lighting, four fireplaces, under-floor heating throughout, solar geysers and an impressive state of the art security system combine exclusivity and comfort, said Snijman.

The listed price is R28 million.

Careful thought and attention to detail has been put into the decor and finishes in this home, said Snijman, using only high end fixtures and fittings and top end fabric wallpaper, stone clad accent walls, ceramic tiles, and paint effects. The main bedroom has “his and hers” adjoining dressing rooms with Japanese-style sliding screens and custom designed cabinetry.

All the living area doors open out to an undercover entertainment patio which leads to “immaculate” feature gardens with a saltwater heated swimming pool and floodlit tennis court. This has created an ideal indoor-outdoor environment, which is perfect for alfresco entertaining, said Snijman. The forecourt has a unique feature, a commissioned Brendon Edwards water feature.

“This home is in keeping with the pricing of upper end homes in this area,” said Steward. “This is the sort of property that tends to be taken up by corporate relocators or buyers from Johannesburg and foreign buyers from Europe or Africa.”
