Easily Accessible Industrial Areas In Cape Town Attract Major National And International Companies

Well positioned and easily accessible industrial areas in Cape Town continue to attract major national and international companies, says Seamus Daly, leasing, sales and investment broker for JHI Properties, who recently concluded a five-year lease in Diep River on behalf of Maccaferri SA – a subsidiary of the worldwide industrial group Officine Maccaferri.

With over 60 subsidiaries globally, including 28 manufacturing plants, for over 125 years Maccaferri has been involved in implementing successful environmental solutions for soil erosion control, embankment stabilisation and environmental rehabilitation. The company has been active in South Africa since 1957 – firstly as River and Sea Gabions, then as African Gabions and in 2007 the name changed to Maccaferri SA. Due to the company’s expansion in Africa, it is now trading as Maccaferri Africa (from January 2014) and has relocated its Cape Town operation to Diep River.

Comments Kim Wright, branches administration manager for Maccaferri Africa: “The premises JHI Properties found for us is ideal for our requirements, with sufficient space and good security, and in an ideal location on the only direct, east-west link between the M5 and M3 highways. It is also within easy reach of other popular routes such as Main Road (M4) and Kendal Road.”

The transaction concluded by Daly is for 1250sqm of industrial space at a total lease value of R2.35 million. “Diep River is a popular location, as it is served by both Cape Town’s Southern Suburbs as well as the Cape Flats railway lines, and is a five minute walk from the station, making it very accessible for staff. A small light industrial node, popular with call centres and distribution companies, Diep River is home to a broad range of companies including Ina Paarman Kitchens, Neotel, Direct Axis, New Balance, Medac, Pinnacle Pharmaceuticals, Block & Chisel and Crawfords, to name a few,” he says.

Daly is currently marketing a number of freestanding warehouses available to let in the Diep River area, ranging in size from 900-4 000sqm at rentals from R37.50 to R45 per square metre. Industrial properties are also available for purchase priced from R4500 per square metre, including a 1750sqm warehouse with cold rooms which is for sale or to let.

In addition Daly recently sold the last remaining large (1.3ha) site in Sheffield Business Park in Lansdowne Road, Cape Town for R10.5 million to Bakers Transport, a leading national logistics company.

He adds: “A new, secure light industrial park which includes a commercial component, Sheffield Business Park is well positioned on Lansdowne Road at the N7 interchange, offering quick access to all the major freeways, including the N2, M5, R300 and N1. This is evidenced by the likes of Pick n Pay and Spar who recently completed their new distribution centres in the Park, as well as nationals such as Kwikot.

“Situated virtually equidistant between Cape Town CBD and Cape Town International Airport, Sheffield Business Park is close to residential suburbs, shopping centres and various modes of public transport. At present there are still a few sites available to purchase ranging in size from 1200 to 6000 square metres at prices from R750 per square metre.”
