Melkbosstrand home prices appreciating, says Rawson

At no stage in the Melkbosstrand’s long history have so many excellent homes been on the market at such reasonable prices. Yes, prices have risen and will continue to do so at a satisfactory rate, but, in her opinion, the value for money offered right now in Melkbosstrand is quite exceptional.

These statements were made recently by Anne-Marie Evans, co-franchisee with her husband David, of the Rawson Property Group’s Melkbosstrand franchise. Their team took the number five spot nationally in the Rawson Property Group’s most recent awards.

Asked to select three examples from the Rawson Property Group’s Melkbosstrand stock list to illustrate her views, Ms Evans chose:

· A two bedroom home with a well-designed large open-plan living area leading onto a covered outside patio which has its own splash pool. The garden is ‘water wise’ and there is a garage as well as parking for two vehicles. The list price is a mere R1,295,000.

· A four bedroom, three bathroom double storey art deco home that is characterised by innovative architecture and high craftsmanship finishes throughout. The flow between the living, dining and sleeping areas as well as to the outdoor section of the property, which has a pool and a braai area, is particularly good in this home and this is facilitated by the living areas having large wooden doors.

Parking is provided by two garages and a fully enclosed parking area located in front of the garages and behind secure gates.

“What is particularly impressive about this home,” said Ms Evans, “is that it is located just one block away from Slabber se Klippe and Melkbos’ main beach – a very popular destination for family activities. Well known for its seaside restaurants, bustling coffee shops and as a surfer’s paradise, this home’s prime situation would suit anyone who enjoys water sports and the tranquil atmosphere that the seaside provides.”

The price set for the home is R2,995,000 – about half what would be paid for such a home in the central Southern Suburbs of Cape Town.

· A magnificent open-plan four bedroom home (one bedroom in fact serves as guest suite) just 200m from the beach. This home is sited in the popular the Avenues precinct (in Mostert Road).

The home, said Ms Evans, has been exceptionally well maintained and cared for.

It has a distinctly spacious feel to it and an easy indoor/outdoor design, linking both areas naturally and gracefully.

The large kitchen has Rustenburg granite tops and all the bathrooms and bedrooms have modern designs. The communal and bedroom areas either have large tiles or laminated wood flooring and the garden is automatically irrigated.

At R2,795,000, this home, said Ms Evans, probably ranks in the top 10% of all at Melkbosstrand.

“For many years,” she said, “Melkbosstrand was considered ‘far away’ and, although charming, a little too rural and a place suitable for enthusiastic fisherman and windsurfers, but not for the average middle class person. That perception has now changed with a number of good schools (government and private) which are achieving good academic results and with the introduction of the My Citi bus service, which will began operation on the 2nd of November, Melkbosstrand is now seen as an ideal commuter suburb, just 35 km from the city. It has, in fact, recently become the ‘flavour of the month’ and the difficulty is that there are, and will continue to be, stock shortages. This means, however, that those buying here will see steady capital appreciation in the years ahead.”
