One of Bantry Bay’s most popular apartment buildings has been given a makeover, with several brand new duplex apartments and a luxurious penthouse added on top of the existing building. “Portman Place” was originally built in the 1960’s, and Pam Golding Properties (PGP) reports that it has long been a sought-after address in the suburb, thanks to its convenient location, excellent maintenance and secure lifestyle offering. PGP has the exclusive mandate to market the three new apartments, which are priced at R3.6 million, and the penthouse, which is priced at R8.75 million.
PGP’s area manager for the Atlantic Seaboard and City Bowl, Basil Moraitis, says the new extension has been recently completed to the highest level of design and finishes. “The building was sectionalised several years ago,” he says. “The new apartments were all designed by the acclaimed Dennis Fabian Architects, and have all been completed with luxurious upmarket finishes, including fully-fitted kitchens with top-end appliances, polished stone and wood finishes, with a touch of stainless steel. The result is an atmosphere of contemporary chic, and a layout ideally suited to the modern lifestyle.”
Portman Place is located in Fir Avenue, within walking distance of the Sea Point Promenade, and close to the major shopping precinct of Regent Road. It enjoys the unique micro-climate which is particular to Bantry Bay, with shelter from the prevailing summer south-easterly winds. The building has excellent security, with a 24-hour manned concierge desk, and secure basement and under-cover parking for residents.
The three new duplex apartments measure 98sqm each, and all offer double-volume spaces and loft-style living. The units have two bedrooms and two bathrooms, and all enjoy lovely mountain views. Two secure parking bays are allocated to each apartment. The designer penthouse occupies the north-eastern corner of the building, and has a wrap-around balcony offering panoramic views of the ocean, city and mountains. The unit measures 210sqm, and offers three bedrooms, three bathrooms and open plan living areas, with excellent division between the living areas and bedroom areas, ensuring privacy at all times. The penthouse is allocated a garage as well as two under-cover parking bays.
PGP agents Melanie Truss, Minette Munitz and Farrel Kelman say the duplex apartments will hold particular appeal for investor buyers seeking rental income and long-term capital growth, as well as for upcountry buyers wanting a pied-á-terre in the city. “The penthouse will appeal particularly to existing Bantry Bay residents who wish to downscale from larger homes, but are loathe to leave this popular suburb,” they say.
