Rawson Property Group's Brackenfell Roslyn franchise signs biggest ever marketing deal achieved by the group

This week the Rawson Property Group’s Brackenfell Roslyn franchise, which for the last 27 months has been owned and run by Andre Swart and which in August moved up into the number one spot nationally in the whole of the Rawson Property Group, unveiled details of the biggest single deal ever done within the group.

With a total sales figure to be achieved over a two and a half to three year period of around R1 billion, the new residential development now being brought onto the market will deliver over 600 opportunities in total.

The deal can trace its roots back to the time some two months ago when this Rawson Property Group franchise sold 80 ha of rezoned agricultural land in Burgundy, an area south-west of Brackenfell with good views of Table Mountain, to a consortium of experienced Cape residential developers, many of whom the franchise had already worked with in the past. The price they paid for the land was R187 million and the developers are Brick ‘n Board, Trinity Projects, Innovia and MSP. All, says Swart, are recognised front-runners in residential property development and are particularly well known for being able to give value for money

“The great advantage of having four developers,” says Rowan Alexander, Rawson Brackenfell Roslyn’s Sales Manager, to whom Swart gives much of the credit for putting the deal together, “is that we will get exceptionally fast deliveries – over 20 homes per month will come on stream by August 2014 and as each developer will be offering different styles there will be a wonderful variety of fixtures and fittings to choose from. What is more, which is very unusual on this type of development, buyers will even be allowed to alter the home layouts and in many cases this will not cost them extra.”

On offer will be ± 300 single residential units, on plots of roughly 500 m2 each, ± 200 townhouses in security complexes and ± 100 apartments. Prices will range from R1,4 million to R2,5 million for the single residential units, from R1,2 million to R1,5 million for the group housing and from R750,000 upwards for the apartments.

“What we can guarantee,” says Swart, “is that the finishes, which will include granite tops, solid or laminated wood flooring, bulkhead ceilings and alarm systems as well as features such as indoor braai facilities, whilst conforming to the latest energy efficiency standards are well above what is normally available in this price bracket. In addition, all the townhouse schemes and the apartment developments will be well protected by security fencing and other security measures. The developers will also jointly facilitate the development of 13 parks and their landscaping over the full 80 ha.”

The first home is scheduled to be ready for handover by August 2014 and the developers have praised the Rawson Brackenfell Roslyn team for guiding them in their choice of sizes, layouts and prices, saying that their experience in selling these types of units is extensive.

“We believe this development team now has the right mix, at exactly the right prices,” says Alexander.

Swart has previously commented that no one new residential development in the entire Greater Cape Town area has seen such strong on-going demand as the Burgundy area. In the last two years, he says, property values have increased by over 20%.

“One of the big draw cards in this development,” he says, “is that a top private school development group, already well known in South Africa, has committed itself to building both a preschool and a primary school here and these will be completed in time for the 2015 school year.”

The Brackenfell Roslyn franchise will initially deal with enquirers at their Roslyn Street office and through their mobile sales van which will be on site several days a week. Early in 2014, however, they will have the use of a show house on site and will work from there. Altogether six agents from the Rawson Property Group Brackenfell Roslyn franchise will be involved. Already, says Swart, countless members of the public have made enquiries and have asked to be kept informed.

“I have to stress again and again,” says Alexander, “that this could be the last chance to buy in a Brackenfell mega-development. As far as we know, no other developers will ever be able to get hold of such a large and well sited tract of land nor will they be able to find land on offer at such an affordable price. This represents a very big step up for the entire Brackenfell area.”
