The Durbanville area of Cape Town’s Northern Suburbs is known for its acclaimed wine farms, rolling hills and lovely views. Pam Golding Properties (PGP) reports that within this area, one of the most popular sections for family buyers is the portion lying between Racecourse Road to the north, TygerValley Road to the west, and Durbanville Avenue to the east. This section contains the sought-after suburbs of Kenridge, Kenridge Heights and Durbanville Hills.
PGP agent Peta Bodley says the area consists mostly of free-standing homes, although it has a small component of sectional title apartments. Most houses occupy stands of around 1000sqm, and offer three or four bedrooms, double garages and established gardens. “The area is known for its tree-lined streets, tranquil atmosphere and ample parks and greenbelts,” she adds. “Many of the properties enjoy views of the Durbanville Hills, and a few overlook the Altydgedacht wine farm and its rolling vineyards. Besides the attractive surroundings and plentiful open spaces, one of the biggest drivers of demand in Kenridge and its neighbouring suburbs is the high quality schooling on offer. The area has several private pre-primary schools and two highly acclaimed government schools – Kenridge Primary, a dual medium primary school, and Fairmont High, an English medium senior school. Both have excellent academic records, and Fairmont was recognised by the Western Cape Education department with its award for “Excellence in English Home Language” at the end of 2012. Those preferring the option of private education need not travel far, as the greater Durbanville Hills area offers several options, including Chesterhouse and a Curro school.
Bodley says entry level pricing in the suburbs currently stands at around R700 000 for a two-bedroomed apartment, while an average family home will cost around R2.1 million. The suburbs’ top end luxury properties generally occupy larger erven, and can fetch anything up to R6.5 million depending on their elevation and views. There are few vacant plots available, but these are typically priced at between R1 million and R1.5 million for 1000sqm. Currently demand is highest in the price bracket from R1.5 million to R2.5 million, with most buyers being young or growing families wanting access to the local schools.
Besides excellent schooling, Kenridge and surrounds have several other amenities which contribute towards a convenient and comfortable lifestyle. These include the popular local Sports and Social Club, and a small local shopping centre with retail elements including takeaways, a laundry, pharmacy, video shop and the popular Vineyard Deli. The area also has numerous guest-houses and medical practices, including general practitioners, dentists and a few specialists. Also close at hand are the Durbanville Golf Course, the 12 wine farms of the Durbanville Hills wine route, the Durbanville Nature Reserve and Durbanville Rose Garden with its over 4500 rose bushes.
Accessibility is another major selling point for the area, which has easy access to the N1 highway. This means that Cape Town International Airport, Stellenbosch, the Cape Town CBD and Blouberg beachfront can all be reached within half an hour’s drive.
