Construction is expected to begin soon on a new residential estate in Strandfontein on the False Bay coastline. “South Breeze” is being developed by Asrin Property Developers and marketed by Pam Golding Properties (PGP). Once complete, it will consist of 83 free-standing and semi-detached homes, all located within a secure perimeter with landscaped communal areas. Prices range from R619 000 to R699 000, inclusive of VAT and with no transfer duties applicable.
Strandfontein was established as a residential area in 1977, on the coastline between Muizenberg and Mitchells Plain. It has since developed into a vibrant, close-knit community with well-established amenities including schools, public transport, places of worship, a clinic, library and post office. It now boasts over 7000 residential properties. Prices typically range from around R450 000 to R900 000 per home, depending on location and size. Old Strandfontein is among the most popular sections of the suburb, and it is here that South Breeze will be located, on the corner of Dennegeur and Welgelegen Roads, occupying around 2.5ha of land.

The complex will be within walking distance of schools, shops, community centres and public transport nodes. It is just 9km from Muizenberg’s main surfing beach, while the Blue Flag Strandfontein Beach and Strandfontein Pavilion are just a few minute’s drive away. The pavilion is currently under review by a steering committee which hopes to secure funding for a substantial upgrade to the complex, including development of a recreational hub with restaurants, kiosks, conference facilities and a market. “Should this be approved, it could be a major boost to the area, bringing in additional visitors and income for local businesses, and potentially increasing the demand for housing,” says Anthony.
Laying down of services for South Breeze is expected to commence in the first quarter of 2014, with completion of homes envisaged by the end of that year.
