Phase one of Asrin Property Developers’ Nuutgevonden lifestyle development in Stellenbosch is now sold out and they have launched the sales of phase two which comprises 36 two bedroom two bathroom 60m² sectional title apartments priced from R599 000, including transfer costs.
As with the previous phase, the finishes in these will be of a high standard, with granite countertops in the kitchens, ceramic tiles on the floors and laminate floors or carpets in the bedrooms, says Shiraaz Hassan, commercial director for Asrin.
Although the majority of buyers at Nuutgevonden so far have been owner-occupiers, these two bedroom apartments, because of the second bathroom, make them ideal for buy to let investors who are looking for accommodation to rent to students, said Hassan.
“There is a shortage of student accommodation in Stellenbosch, and investors here would probably have no problem in finding tenants in this price category,” he said. “The rental achievable on a unit here rented to students could be around R5 000 to R5 500.
This is the first lifestyle development in Stellenbosch in this price bracket, said Hassan, and the sales on phase one (which sold out ahead of schedule) shows just how high the demand is for homes in developments such as these in this price bracket.
Nuutgevonden will, when complete, have safe play areas for children, a swimming pool, a clubhouse, outdoor entertainment areas, walking trails, 60% of the site will landscaped by professional landscapers. The whole site has been enclosed in a protective brick and palisade wall topped with electrified wiring. In this the public entrance will be monitored and security staff will be on duty 24 hours a day.
This estate has easy access to the N1, is within ten minutes of the centre of Stellenbosch, as well as Stellenbosch University. It is within 10 to 15 minutes of the region’s best wine farms, cheese producers and restaurants.
Any prospective buyers wanting to inspect the above average finishes and features offered in Asrin developments can visit the show house any day of the week, said Hassan, or can contact Arlene on 082 859 6731 or 021 713 3012.
