Northern suburbs’ Buh-Rein Estate continues to grow

Massive new Tygerberg suburb Buh-Rein Estate was the brainchild of Riaan Roos, CEO of MSP Developments, and once complete will include 3241 apartments, 133 freestanding homes and 137 townhouses, as well as all related lifestyle amenities. Homes and apartments in Buh-Rein Estate have been selling at an average rate of 20 properties a month since its launch. The pricing is accessible, from R359 900 for one-bedroom units, R429 900 for two-bedroom units, R569 900 for three-bedroom units, R784 900 for townhouses and R1 099 900 for freestanding houses (with securing deposits from as little as R5000).

Buh-Rein

Construction on the various facets and many developments that make up Buh-Rein Estate is well under way. Leabrook with 28 sectional title units is one of the developments that is now complete.

Roos updates us on progress at Buh-Rein: “We have concluded over 400 sales in Buh-Rein Estate since January 2011, and of these, close to 300 owners have already taken transfer of their completed properties and have moved in or rented them out.”

MSP Developments Project Manager Johannes Theron provides specifics on the status of construction. “The estate management centre/sport clubhouse is complete and various service providers are operating from there. These include Buh-Rein Property Management who manages the estate, and Protea Coin Security, who run and monitor the five-tier security system (24-hour on-site patrolling vehicles, precinct access control, remote access gates and perimeter fencing at each complex, and 186 day/night CCTV and dome cameras linked to the control room). Amobia Communications also works from there, looking after the wireless Internet service on the estate. Our sales and rentals offices are also based there.

“Landscaping is ongoing, with about 45% completed. Planting on the sports field has been done and it will be event ready by the end of the year. The sidewalls next to the field, planting of trees and general planting will take place within the next 3 months.

“Eighty per cent of all underground irrigation lines have been installed. Paths are currently being paved on the public open space areas on Zandvliet Drive and Buhrein Drive, with low lighting and planting to commence shortly thereafter.

“Of the 56 single residential units along Waterford Avenue and Camberley Crescent, 28 are complete and 9 are currently under construction, with plans for the balance submitted to council for approval.

“At Clarendon Hills, a group housing scheme consisting of 40 units, the showhouse and boundary wall are virtually complete, 4 units are under construction and another 35 plans have been submitted to council for construction approval.

“In terms of sectional title units, construction is complete at Springfield Close, which includes Plaisance (39 units), Leabrook (28 units), Ashbury (46 units), and Cheval (44 units). Delheim Close is also complete, which includes Serefino (42 units), Knotting Hill (39 units), and Claymore (53 units). At Blaauwklippen Close construction is complete at Ferngrove (56 units) and Barwick Village (30 units) will be finished by November 2013. Top structure construction will start at La Rosa (58 units) in September 2013. At Zandwijk Close construction is under way at Saint Clair (60 units) and expected to be complete by October 2013. At Kaapzicht Road civil services started in July at Rosenville (79 units) and the top structure construction will commence in August.”

Adds Roos: “Buh-Rein Estate has proven to attract a large number of first-time and investor buyers. The main reason for this is that it’s a brand new and well-monitored, secure lifestyle estate. Our pricing options also make it possible for us to accommodate various types of buyers, from young couples to families. In terms of location, we cannot be better positioned: the estate offers a rural feel, yet we are only 3 km away from the N1 highway.

“The planned Shoprite/Checkers centre will further provide all the convenience residents at Buh-Rein Estate could hope for, with small line shops complementing the larger retail store. Buh-rein Estate simply keeps getting better as it matures, with more and more people choosing to make it their new home. We are confident that our sales will further escalate and invite potential buyers to come to our on-site sales office and have a look at what we have to offer.”

Peligrino (sectional title, 54 units) and Tibali Lane (sectional title, 24 units) are two developments in the estate which are currently being marketed, at prices ranging from R519 900. Rentals start at R4000 per month, that equates to a 9.2% gross yield, which is ideal for investor buyers. More group housing and sectional title sites will be launched soon.

Buh-Rein Estate is on show daily between 9h00 and 17h30; agents can be met at the clubhouse. An investor evening will be held at MSP Developments on Wednesday 24 July 2013 where 15 units will be offered at special rates.
