Sales Activity Picking Up At St Francis Links

Sales of vacant plots have picked up apace at St Francis Links golf estate in St Francis Bay, says Richard Arderne, area principal for Pam Golding Properties.

“In the past six weeks we have sold five plots, which include one of the highest prices achieved in recent years for an undeveloped erf on the estate. This was R1.2 million for a plot of 1227 square metres. The last plot in St Francis Links which sold for over R1 million was also sold by Pam Golding Properties at R1.25 million, about two years ago,” says Arderne.

“However, plot prices at St Francis Links remain at a level which reflects an average discount of 50 percent off the original prices, offering good value for money. Currently we are seeing a demand particularly for fairway plots in the R250 000 to R500 000 range,” he says.

Progress on site continues, with construction well under way with five homes currently being built and another 15 construction projects for homes on the estate in the planning and approval stages.

Set on 450 hectares with open space to live, walk, run, cycle and simply enjoy the view, St Francis Links is a secure, gated community where nearly all municipal services, from the delivery of potable water and electricity to the removal of refuse, are carried out by the estate team. Levies include the cost of providing these services and also cover the cost of security, administration, estate staffing, environmental programmes and road and verge maintenance. The municipality has granted homeowners a 20 percent discount on rates to offset a portion of these costs.

Every property owner is also a member of the club with unlimited golf for the principal member as well as significant savings for family members and guests. Annual subscriptions contribute to maintenance, professional and operational services that contribute to the running of St Francis Links’ Top-10 rated (in South Africa), Jack Nicklaus designed golf course and nationally acclaimed club operation. Property owners also have sole access to the new leisure centre’s gym and heated pool – with a retractable roof.

Says Arderne: “St Francis Bay in general has experienced brisk summer property sales and St Francis Links with its own private nature reserve, walking trails, abundant flora and fauna and low density development, is a popular choice for primary or leisure use. Within easy commute of Port Elizabeth with daily flights to all cities and a range of quality schools in the area, St Francis Links has high appeal for families, particularly as the levies are reasonable when compared with similar estates and coupled with the fact that the estate is constantly being upgraded.”
